The inspection toolkit

Four tools working together to find what visual checks miss

Subterranean termites work entirely out of sight. Inside wall cavities, beneath floor joists, behind plaster. Finding them requires technology. Here's exactly what we bring to every inspection.

FLIR Thermal Camera

Detects temperature differentials inside wall cavities caused by moisture, termite activity, and disturbed insulation. Thermal imaging identifies anomalies that are invisible to the naked eye, without requiring a single nail hole.

Protimeter Moisture Meter

Termites need sustained moisture to survive. Our calibrated moisture meter measures timber and substrate moisture at depth, flagging damp conditions in flooring, skirting boards, and wall frames that indicate either active attack or high conducive conditions.

Termatrac T3i

The Termatrac T3i uses microwave radar to detect termite movement through walls, floors, and ceilings without any physical disturbance to the area. Where thermal imaging raises suspicion, the T3i confirms whether live termites are present before any invasive investigation is considered.

Same Day Digital Report

Every inspection produces a detailed written report delivered digitally before end of business. It documents every area inspected, every finding recorded, all conducive conditions noted, and clear next step recommendations. AS 3660.2 compliant and suitable for insurance and property records.

How it works

From booking to report: what to expect

A termite inspection isn't a 20-minute visual sweep. Here's the actual sequence of a Sunnystate inspection.

1

Book

Call or request online. We confirm within the hour and lock in a time that works for you, including same day availability on weekdays across Brisbane and the Sunshine Coast.

2

Before We Arrive

We check your property type and construction before we get there. Slab, stumped or elevated all need different areas covered. Make sure the subfloor and roof void can be accessed where possible.

3

Full Property Inspection

External perimeter, internal walls and wall cavities where accessible, flooring, skirting boards, roof void entry points and ceiling space, subfloor, garage, pergola, garden retaining walls, and timber fencing. Every accessible element is checked with thermal, moisture, and motion technology.

4

On Site Debrief

We walk you through everything found before leaving. No jargon. Just a clear explanation of what was found and what, if anything, needs to happen next.

5

Same Day Digital Report

Your full written report arrives the same day. Photos included, all findings documented, all recommendations explained. AS 3660.2 compliant and formatted for insurance submissions or property records.

Sunnystate technician with FLIR thermal camera — used on every termite inspection
1 in 3
Queensland homes will be attacked by termites at some point. Brisbane's subtropical climate creates near ideal conditions for Coptotermes and Schedorhinotermes species. Warm soil temperatures year round, high humidity, and widespread timber construction, the two most structurally destructive termite types found in SEQ.
Why annual inspections matter

Termites cause damage before you see any sign of them

A Coptotermes acinaciformis colony can number over one million workers. They consume timber from the inside out, hollowing out structural beams, floor joists, and wall framing while leaving the surface intact. By the time homeowners notice buckling floors or hollow sounding walls, the damage is already extensive.

Australian Standard AS 3660.2 recommends annual termite inspections for all properties, and more frequently for properties near bushland or with previous termite history. This isn't a formality; it's the standard that defines the inspection scope a qualified technician must follow.

AS 3660.2 Compliance: Our reports are written to meet the requirements of AS 3660.2-2017, covering inspection scope, methodology, findings documentation, and recommendations. This matters for insurance claims and property transactions.
See it in action

Watch a real termite inspection

This is a real Sunnystate inspection — not a scripted demo. See the equipment we use, how we move through a property, and what we are actually looking for in hard to reach areas like roof voids and subfloors.

Every inspection covers the same ground. External perimeter, subfloor, roof void, internal wall cavities, garage, pergola, timber fencing and garden structures — all checked with thermal, moisture and motion detection equipment.

Termite Inspection FAQs

Every property is different. A small unit takes less time than a large home on stumps with a complex subfloor. We allocate appropriate time for each property so every accessible area gets covered properly.
We service Brisbane and the Sunshine Coast, including all suburbs north and south of the river. Call us to confirm coverage for your specific suburb. We aim to be there the same or next business day for most locations in our service area.
Yes, for a complete inspection. We need access to internal rooms, the roof void, and the subfloor where accessible. If you can't be home, you'll need to arrange for another adult to grant access. We can provide the written report digitally, so you don't need to be present for the debrief if that's not possible.
The report documents every area inspected, notes each area's condition, records any evidence of termite activity or conducive conditions, includes photos of findings, identifies any limitations on the inspection scope (e.g. inaccessible subfloor areas), and provides clear recommendations. It is written to AS 3660.2 standard.
AS 3660.2 recommends a minimum of once per year for most Brisbane and Sunshine Coast properties. Properties near bushland, with previous termite history, or with known soil to timber contact should be inspected every six months. Termite activity can escalate quickly, particularly in SEQ's warm months.
We explain what we've found on site, including species identification, extent of the infestation as far as can be determined, and the treatment options appropriate for your property. We don't pressure you into a treatment booking. We do give you the information you need to make a decision quickly, because time matters when termites are active.
What happens after your inspection report?

Every inspection ends with a written report and a clear debrief. If we find something, we tell you exactly what it is and what your options are. Here's what those options typically look like.

No active termites found
Prevention

If no active termites are present but your property has risk factors, timber close to soil, dense garden beds, ageing construction, we will recommend a Termidor chemical barrier or baiting system to protect against future attack.

Termite barriers →
Active termites found
Treatment then Protection

Active termites require immediate treatment. We apply a targeted non-repellent treatment to the active colony, then follow with a Termidor barrier or baiting system to prevent re-entry. Same day treatment is available for confirmed active infestations.

Termite treatments →
Barrier not suitable
Baiting System

For properties where a chemical barrier isn't suitable due to construction type or floor covering, a termite baiting system provides effective long term protection. Stations are installed around the perimeter and monitored every 6 to 12 weeks.
